WHAT IS THE PROPERTY MANAGER RESPONSIBLE FOR?

The Property Manager handles all aspects of overseeing our community, from maintaining a database of residents' contact information, managing our annual budget and expenses, collecting fees from residents, and sending regular email updates to Leaseholders. The Property Manager also advises both ELLA Council and Residents on our bylaws and any issues that may arise within the community, as well as chairing our bi-monthly Council Meetings and AGM.

WHO ARE ELLA COUNCIL ?

ELLA Council are residents who stand for election at our Annual General Meeting. These volunteers represent the community and their wards on community decisions, including how to best maintain the property within budget, and to uphold our Bylaws in the interests of all who live here.

IF I HAVE A COMPLAINT, WHAT DO I DO?

Please send written complaints to Carey Johnson.  Verbally complaining to a Council Member will not solve the problem!  All email complaints are forwarded to ELLA Council for deliberation in order to resolve the issue.

WHAT IF I WANT TO MAKE CHANGES TO MY HOME OR PROPERTY?

Prior to commencing any work or upgrades, you must complete and submit a Modification Form for approval by ELLA Council. This ensures safety standards and bylaws are adhered to. Failure to seek prior approval may result in fines or further action, such as being ordered to restore your property to the condition it was prior to alteration. For further information, please read the Bylaws and your Sublease document.

CAN I CHANGE A COMMON AREA, LIKE INSTALL A SHED OR FENCE, OR PLANT A TREE?

No, as Bylaw 2.4.1 states "A Leaseholder must obtain the written approval of the Association before making an alteration to Common Area or Common Assets." Failure to do so may result in the Leaseholder being ordered to restore the Common Area to the condition of the property or assets prior to alteration, with any expenses involved with such restoration being paid solely by the Leaseholder. 

Please complete and submit a Modification Form to Carey Johnson for review before undertaking any work, or installing anything new.

HOW DO I ARRANGE UTILITY SERVICES FOR A MULTIPLEX UNIT?

Utility companies need your physical address to arrange utility services.  

BC Hydro and Shaw use 'ABCD' for multiplex units.  Unit 1 is A, Unit 2 = B, Unit 3 = C, Unit 4 = D.

So Unit #122-4 will be listed with BC Hydro and Shaw as 122-D, 7841 Hwy 97 Kelowna BC  V4V 1E7.

Fortis uses the house and street name as per Google maps.  For example, House #122-4 would be 4-122 Alveston Blvd. Kelowna BC V4V 1E7

Fortis uses the number as posted outside your entry door 1, 2, 3 or 4 along with the physical street address.  

Multiplexes 106-114  located in the upper area are on Parkinson Drive.

Multiplexes 119 and 120 are located on Parkinson Lane.

Multiplexes 122 and 123 are located on Alveston Blvd.

If you are not familiar with your particular street name, you can check by zooming into Google Earth down to street level to find it.  Or ask your Council Rep to find that out for you. Council can also be contacted by email at elladucklake@gmail.com
